We tested thirteen vision models on the same Dubai snag photo. Three of them win.

Ten extraction attempts per model. The same photograph of an OPALZ handover report. The metric: did the model correctly read the unit number?

Frontier vision models now read handwritten documents at near-human accuracy: the published benchmarks show 93.8% on DocVQA (scanned handwritten documents) and a 1.69% character error rate on standard handwriting sets, zero-shot. Most of the thirteen we tested still failed on real Dubai paper. Our extraction pipeline pairs the most efficient passing model with automatic escalation to a heavier one whenever confidence drops. The exact model mix, prompts and thresholds are our pipeline, and we do not publish them.

The technical unlock

Until 2024, vision-LLMs could not reliably read Dubai handwriting on a snag form. They hallucinated unit numbers with 95% confidence. By June 2026, the newest generation of vision models hit 10 out of 10 on real handover documents. That is the unlock. Everything else (atomic quota, audit log, review queue) was useful infrastructure waiting for an accurate engine to plug into.

The market context

  • 2025 Dubai delivered ~40,000 units. Each one generates a snag report. Each one currently gets typed by hand.
  • Now Dubai Law 6/2019 Art. 40 + RERA enforcement mandate a 1-year Defects Liability Period on non-structural defects. Plus 10-year decennial under Civil Code Arts. 880-883. Compliance pressure is not going away.
  • 2026 WhatsApp Business is on every handyman's phone. Mobile-MDM is baseline IT at every developer of scale. No new behaviour required.
  • Gap No serious Dubai-native competitor publishes pricing. The category is uncontested.
